Credit Trivia
When you apply through a mortgage broker your credit file is
accessed once, regardless of how many lenders are identified as suitable mortgage
providers. When you approach one or more lenders individually your credit file is pulled
by each institution you contact. This credit-file access activity is recorded in your
credit file history, with each lender then able to approximate how many other lenders you
might have approached. Creating excess activity in your credit file can look suspicious at
a time when you do not want to create the perception that you might just be a credit
shopper, or worse, lead to unasked questions as to why you might have been unsuccessful in
approaching other lenders. Negative credit-inferences can be very prejudicial to you being
able to negotiate the lowest rate to which you should be entitled. Using a mortgage broker
helps to protect your credit reputation.
